Locking in a rate
  It's your choice as to when to lock in.
A lock is not always necessary to proceed further, some lenders will underwrite and approve a loan without a lock (but an appraisal must be done before
a loan can go to underwriting).
Of course once you are locked in the rate does not change on you - for better or worse (if rates drop significantly and the loan has passed underwriting, we can request a float-down from the lender).
All of our good faith estimates are based on a 30 day lock unless otherwise requested in the comment section of the G.F.E. request form.
Once locked in you must return all necessary paperwork within a few days (unless you already sent it in) as well as the appraisal must be done quickly thereafter.
Any requests for further documentation during the process must also be furnished as soon as possible. Also please note that some less-than-perfect credit lenders do not offer a lock-in option.

To lock in:
- You must fill out a complete application
- You must fax us a signed, current good faith estimate with the program you want to lock in.
- On the G.F.E., above your signature you must write on it "please lock me in".
- If this is a purchase you must also fax a complete, signed sales agreement

Upon locking, we will order an appraisal the same day. If you wish to choose your own appraiser you must get
us their contact information so we can send them the appraisal request.
All appraisals shall be paid by you directly to the appraiser at the door (or by credit card when they contact you to
schedule the appointment).
Even if you choose a no closing costs option you must pay for the appraisal upfront. If you choose a no closing costs program
your appraisal fee will be credited back to you at closing.
